FAQs
1. What are the income requirements?
(a) Monthly income should be three (3) times the amount of monthly rent.
(b) All income must be verifiable.
2. How long does it take to process my application and when will I hear from you?
Once we receive all the documentation needed it can take 2-4 business days for a decision.
3. Can you hold the property while I am waiting for my application to be approved or denied?
- Yes, by placing the Security Deposit this will hold the property while you are in the process of getting approved or denied.
- If you are NOT approved your security deposit WILL be returned.
- If you ARE approved for the property and then decide you are no longer interested, you WILL NOT receive your deposit back. Make sure you are absolutely sure before you place your deposit.
- For security deposits we ONLY accept cashier’s checks or money orders (we do not accept cash or personal checks for security deposits)
- Once all applications are approved you must be able to sign the lease within 2-3 weeks from the date the deposit was placed.
4. Who all needs to fill out an application?
All adults 18 and over that will be living at the property must submit an application and sign the lease as a tenant.
5. How much is the application, what does the application pay for and is the application fee refundable?
- There is a $35 non-refundable application fee per adult (18 years old) and older to be paid when an application is submitted.
- The application fee pays for the Credit Check, Criminal History Check & Social Security Number Check.
- The application fee WILL NOT be refunded even if an applicant is not approved or does not rent a home from us.
6. Can I move my application to a different property?
Yes, if it is still within the 60 days, you can move your application to a different property.
7. What supporting documentation do I need to provide with the rental application?
- Valid government-issued Driver’s License or State I.D or Military ID etc..
- Social Security Card or ITINs
- Two most recent paystubs (Must show your name and date issued), child support, alimony, TANF, Social Security Income, DOES qualify as income; if self-employed, your bank statements; (We DO NOT ACCEPT Unemployment, W-2’s, 1099’s, or tax returns.)
- Must include pictures of your pets (Max 2 pets on most rentals, please look at Rental Description)
- Additional documentation may be needed.
8. What if I get paid cash by my employment and am unable to provide income documentation?
If you are not able to provide proof of your income, you will be denied. (A letter from your employer will NOT suffice as proof)
9. My dependent has employment, can we use their income to get qualified?
Only if the dependent is 18+ years of age.
10. What if I have evictions on my record, will I be denied?
- Because each applicant is not the same, a decision cannot be made until the entire application has been processed and all the documentation has been received. We do take into consideration how much time has passed on an eviction.
- You may be asked to have a co-signor or the security deposit could be increased.
11. What if I have a criminal record, will I be denied?
- Because each applicant is not the same, a decision cannot be made until the entire application has been processed and all the documentation has been received. During the review of criminal history, we will consider how much time has passed, the nature, and severity of the crime.

12. What if I do not have rental history, will I be denied?
- You may be asked to have a co-signor or the security deposit could be increased.

13. Can I pay a portion of my security deposit now and the rest after move-in?
We do not accept partial payments on security deposits. We require the entire payment to be made.
14. How do I know if my application will be approved or denied?
Because each applicant is not the same, a decision cannot be made until the entire application has been processed and all the documentation has been received. We will contact the applicants and let them know either way.
15. What are some reasons I may be denied a rental
Below are items that may cause an applicant(s) to be denied or may be asked to provide more in Security Deposit; a co-signer, or other additional consideration in order to try to work with you in an effort to get you approved.
- Lack of Rental History
- Bad Rental History (multiple late pays, evictions, poor landlord verification)
- Negative items on your criminal history (evictions, criminal charges, etc)
- Negative items on your credit check (Bad checks or excessive amount of collection items, evictions etc…)
- No income
- Too many animals for that particular property
- If you are not truthful in your application, you will be denied.
(The items above are basic criteria and do not represent all scenarios)
16. Do you accept 3rd Party Payments?
We do accept 3rd party payments. Ie. Section 8, OACAC, HSI, etc.
17. What if I want to get a pet / service animal / Emotional Support (ESA) after I move in?
- You will always need to get a pet / service animal / ESA approved before bringing the pet into your home.
- If you are found to have an unauthorized pet, you will be charged an extra $500.00 a month in rent backdated to when the lease originated for an unauthorized pet and may face eviction as it is a violation of your lease.
- A Service Animal / ESA is considered a pet until proper documentation of the disability related need has been turned into our office and a Service Animal / ESA addendum has been signed.
- You may be asked to have a “Reasonable Accommodation Form” filled out for your Service Animal or ESA.
